Our terms establish a transparent, safe, and professional standard for residents and dorm landlords across the Philippines.

1. Acceptance of Terms
By creating an account or using BNT Rentals, you agree to these Terms of Service. If you do not agree, please do not use BNT Rentals. We may update these terms from time to time, and continued use of the platform means you accept the updated terms.
2. Eligibility & Account Responsibilities
You must be at least 18 years old or an enrolled college student with valid guardian acknowledgement to create an account on BNT Rentals. By registering, you confirm that the government or student ID you submit is authentic and up to date.
3. Landlord Responsibilities & Fair Listings
Landlords and property operators are responsible for ensuring their property listings, photos, bed availability, and amenity checklists are strictly accurate. You must be the rightful property owner or authorized property administrator. Misleading photos or undeclared fees will result in immediate delisting and forfeiture of account privileges.
4. Tenant Responsibilities & House Rules
Tenants agree to provide accurate information when applying for a room, bedspace, or transient accommodation, adhere to published dorm house rules, and pay monthly rent on time. Disruptive behavior or violation of non-smoking/curfew rules may result in lease termination by the landlord.
5. Payments & Digital Invoicing
Payments processed through BNT Rentals use licensed payment processors (including PayMongo for GCash, Maya, and Visa/Mastercard). BNT Rentals does not store credit card CVVs or bank PINs. Automated digital receipts are dispatched to both tenant and landlord upon successful settlement.
6. Security Deposit Protection & Settlements
Security deposits are held pursuant to individual lease agreements. Landlords utilizing the BNT Rentals Deposit Settlement tool must provide itemized utility deduction statements with photo evidence within 15 business days of lease checkout.
7. Prohibited Conduct
Users may not post counterfeit listings, impersonate verified landlords, harass roommates, solicit off-platform payment circumvention, or violate Philippine rental and housing statutes.
8. Limitation of Liability
BNT Rentals operates as a verified verification and property management software platform connecting landlords and residents. While we verify titles and identities, users are encouraged to inspect rooms in person before signing long-term binding leases.
9. Governing Law & Jurisdiction
These Terms are governed by and construed in accordance with the laws of the Republic of the Philippines. Any disputes arising hereunder shall be submitted to the competent courts of Mandaluyong City, Metro Manila.
